Very unreliable agency!
Abacus tend to forget to include VAT when they tell one how much their services cost (so everything is 20% more expensive), they do not inform possible tenats about all the costs associated to tenancy (for example 160 quid inventory charge for a small flat at the end of the tenancy) etc.
Do not work with them.

In response I am concerned at the negativity of your review. Upon a taking a reservation fee a ‘terms and conditions for tenants’ is issued. This has a break down of all costs you will incur when moving in. Please note rent and deposit does not carry a VAT charge. Further more with regards to inventories we instruct an outsourced company and the prices are not in any form charged by us. Worst property agency ever! Very sloppy service and rude staff. They don't tell the hidden costs upfront and once you've paid for the holding deposit, they provide zero service and give you attitude when you have inquiries about the contract and inventory check fee. We didn't manage to find out the exact amount until two days before we moved in. There were different amounts told by different staff. When we were upset about their services, we were told that we could choose not to sign the contract and leave the holding deposit with them. Avoid!!

Wow! cant believe the bad reviews! Abacus Estates are by far the best agents I have EVER dealt with! no joke! they manage my flat for me while I live in Spain and whenever I have problems Karen always calls me to inform me of when work will be done and how much this will cost! pure ease! I would not trust any other agent with my property than Abacus Estates. Would recommend them to anyone looking to by or rent or any landlords looking to rent their flat out. Superb!

We found the agency staff rude and slow. They lost very personal documents and accused us of not sending them. When we moved in we found the flat uncleaned, lacking essential furniture (beds) and with none of the basic repairs completed. All of which we had written into our contract. There was no doubt about our move in so the only conclusion we can draw is that they are incompetent and unable to complete simple tasks.
Do not use them! It is not worth the hassle.
