We put an offer in on a flat in Richmond (dontchaknow) a few years back, we were looking at upsizing as we were expecting our first baby. We asked the estate agent about the neighbours and she said "yeah, no problems and all nice as far as I'm aware". We got a few weeks down the line and went back to look around the street/area as you do, we noticed that the large house next door had several doorbells that didn't look residential and in the downstairs window it looked like an office. We looked into this and it turned out it was a "half-way house" for medium risk offenders. So thanks to the estate agent there for being totally upfront about that, she said she didn't know about it, I call BS, we didn't proceed.
Second situation, we used a local estate agent to sell our flat, we were getting very close to the end of the agreement term, within a week or two and so instructed another agent as the first lot were useless and had no prospects or viewings. The second agent was very capable and got us an offer within the first week, the first (useless) agent got wind of this and said they had a strong chance of selling it in those last few days. We ended up having pay them 1% on top of the successful agent's fees, essentially a success fee for being brilliantly unsuccessful.
