It’s really by far the worst letting agency In London! They do not inspect the properties they put into the market and are unable to assist promptly with disrepairs! They will not reply to your emails and will not return your calls while treating you like a nuisance. Their incompetence and rudeness is almost comical! If you ask an early termination of your tenancy agreement due to disrepair they will not let you go and you will have to go through all the inconveniences and distress while paying full rent! I had to get the Council involved to have them to commit to carry out the repairs due. Th

The agent found us this apartment that was fully-furnished, however, he never showed us the inventory of things that stays in the apartment. There was a previous tenant staying there when we signed the lease so we didn't know what would stay and it turns out the apartment had broken and unwanted stuff that we could not get rid of without the landlord's permission. The whole reason for selecting this apartment was that we needed storage, however, there is so much clutter that we cannot keep our own stuff.

and give a quote for £3500 less than LR's quote. The landlord had someone else come and look at the window panes and the quote was £2700 less than LR's. Same thing with the plumbing- LR's quote was £2000 more than the guy the landlord eventually went with.
Yeah, that's all annoying and time-consuming. (It sucked not being able to take a shower for three weeks and to have a freezing cold draught- actually, more like constant gusts because the window was in such bad shape- for a month and a half from the beginning of December until January.) But they were so disorganized or mismanaged or whatever that when I paid my rent, more than once I received an invoice stating that fees had been incurred because I hadn't paid the full amount of the rent. Of course, I had, but they made that same mistake twice in seven months, and then tried to take the "fees" out of my deposit at the end. It took two months to get that money back. Or rather, two months after I finally got my deposit back, which took a little more than three months for them to return to me, and even that was only after several emails and phone calls asking for a reason as to why the deposit was being withheld. (And if you're wondering, no reason was ever given.) I was writing to the landlord through all of this, and he apologized and told me that he wasn't going to be using them again for any of his properties since these types of issues had been happening repeatedly. I can only imagine what fun he went through with them.
To top it all off, like with A Customer's experience, as a final send off, they had the nerve to tell me that I required an unusual amount of correspondence.

Lawson Rutter is, without any qualification, by far the worst letting service I have ever worked with. I have let properties in Rome and the United States, as well as two other properties in London. I can't even exaggerate how bad LR are. If the story weren't true, it would almost be comical.
The big problem? Boldface lying. Probably motivated by, as described by Anon28347, their "barefaced greed". I also perfectly understand what both Anon28347 and A Customer says about them taking forever to fix something. After emailing them about a problem, one of two things will happen.
-The most likely thing to happen is there will be no reply. Then you wait a few days, maybe a week, then email again. Wait a few more days, no reply. Obviously, the email route isn't working, so you call the office. Of course, there's no one to talk to, so you have to leave a message with the secretary or whomever answered the phone. Then, wait a few more days with no call back before calling again.
-If, by some miracle, they do call or write back, they will, most likely, as in the case of A Customer, tell you to fix it yourself. Since I'm not a plumber or a carpenter, and, more importantly, because my lease agreement says they will arrange to have the problem fixed, I insist that they do something. After some back and forth over the next few days (hey, at least they're calling me back) they finally will agree to call a plumber to look at the shower or get a carpenter to fix the window panes. You will be forgiven for thinking that you have won and the problem is resolved. Because you haven't won. In fact, they've just figured out a way to make some more money off of you. They'll send a quote to the landlord, whom I was in touch with. The landlord looks at the quote, emails me about the problem, and we both agree that the quote is crazy. Recently moved out of a flat managed by Lawson Rutter.

Throughout the year they have been nothing but rude, unhelpful, and obstructive whenever we had perfectly reasonable enquiries and issues.

Due to their incompetence, inefficiency and barefaced greed, moving out of the property was difficult, time consuming, stressful, and EXTREMELY expensive.

A month on, we are still waiting to hear how much of our deposit will be returned to us - and enquiring when we might be informed is met with rudeness and a complete lack of useful information.

Avoid dealing with these people at all costs.

I had bad experience as well. After I moved into the property I noticed that I had mice.I asked them to fix the holes in the walls.They told me to do it by myself! And that I am a demanding tenant. When I had problem with the boiler they send me instruction how to fix it. When the drains blocked a lady suggested to get a liquid from Sainsbury. The key to the flat are not working and so on... When the safely and health inspector came she said that there is a lot of issues and things to be fixed but who will do it???? Me? Because they do not want to loose their commission. Well whoever wants to rent a place from them DON'T DO IT. It is the worse managed agency in London. Plus they are rude and unprofessional.

WARNING!!!
Really bad and unprofessional run agency when it comes to letting a property. My experience was a constant distress when I was renting a flat. I was 8 month pregnant when I was suppose to move in. I got the kay to the flat and opened the door and found the whole flat dirty the garden was over grown and a lot of junk was left in piles in the flat. I refuse to move in and complained. They promised to have a look and fix the problem. I have to over stay in my old place and pay for that. 4 day later I went back to try to move in and hoped they have cleaned the flat. They had not cleaned the place and it looked in the same awful state as when I first saw it when I was suppose to move in. One of the agents came over and hovered a bit in the flat and by then it was so late that I was forced to move in or sleep on the street. The next day cleaners came but they only cleaned the carpet on the floor in the main bedroom. I was forced to clean the place and clean out all junk by myself while being 8 month pregnant. The next thing I found was dirty dished left in the dishwasher and the washing machine was broken. The agency treated my complains like it was my fault or like I didn't know how to use the washer that was why it didn't work. That wasn't the fact it was really broken. It took the agency 4 week to fix the washing machine after I called them every day!!! It took them 6 weeks to fix the garden. Also when I moved in they promised it would have a sofa (it was a furnished flat) which it didn't have in stead the living room was completely empty. It took the agency 8 weeks to get the sofa. Other problems that never got solved was the shower and a toilette that you could only flush and re-flush after a solid 8-10 minutes. The lock to the flat broke and they send a locksmith to fix it. The only problem it broke again the very next evening (a friday evening of all). I was looked in and my partner locked out. We called the agency and they called for a emergency lo
