Anyone live/work in or know the Docklands area well?

Hi

I hoping someone with good London knowledge can help.

My husband and I are thinking of buying a 1 bedroom flat, possibly in the Docklands area to rent out.

After doing some research as to what is on the market rent wise and what those properties are currently selling for I have a good idea of the money side of things. The problem is I don't have a huge knowledge of the Docklands area and need to know the most favourable areas for renting out. I hadn't realised the area was quite so big and don't want to make a mistake buying in the "wrong" area. We are probably hoping to attract people who work in Docklands or the city with a nice contempoary apartment/flat that will rent well.

I thought of asking local Docklands estate agents but wasn't sure how one-sided their view would be!

Anyone out there who has any knowledge of this area and could spare a few moments to pass on some advice?

I am trying to do lots of research as it's a big step but it's hard when you don't know the area.

Hey dinks,

I know people that have lived and worked in the Docklands area and from what I understand it's very difficult to find a property that WON'T rent out.

Space is at a real premium in that area of London and even though the preconception is that all Docklands/ City workers are on mega-bucks and won't look twice at a pad that isn't penthouse/ open-plan loft luxury - the fact is there are all kinds of workers there on all levels of income, many of which on their way up the ladder; so anywhere from Shadwell right into to Canary Wharf and of all shapes, sizes and costs will rent.

You're probably not far off the mark with asking estate agents for their opinion on this. Even though people are very wary of agents it's their cut-throat ethics that you can use to your advantage. They will only want to act as an agent for propoerties that they can rent out quickly so they'll be full of suggestions of what will rent well if they think there's a buck in it for them. Remember you're not actually oblidged to use them as an agent to rent the place once you've had their advice.

I think tap into their knowledge at this stage, they're the experts.

Thank you very much for your reply. My husband is actually around that area for a meeting this week so I think he may pop in and have a chat with some estate agents if he can.
